    My experience as a former Board of Director for my Community under JDH Management, I can very strongly say “There is much to be desired with the way business has been conducted for our Community.”

    There were many instances, Sarah Eldridge, JDH Management Owner and Property Manager allowed 1 or 2 Board of Directors (BOD) to be single decision makers to engage in Major Contractor decisions where there were not previous BOD discussions, votes, bids, or specs provided prior to the contract work.
    I am highlighting the most damaging decision because the Community has lived in a jig saw puzzle, mix-matched, uncompleted construction project for the last 7 months.
    JDH Property Manager, Sarah Eldridge, allowed a BOD to engage in a Major Construction Project where he was a single decision maker in deciding on a structure change to our private patio fences. There were no written documentation for this construction project, no prior BOD discussions, specs, bids, budget, or notification to the owners. This decision among others was not in compliance with our Association’s Governing Declarations / By-laws and Texas Property Codes: allowing decisions for the Association to be made outside of a Board Meeting where all BOD are aware, informed and provide input and understanding of Contract decisions on behalf of the Association.
    The major complaint: The patio structure is too high for the 2- story condos, in fact, the new patio design gives the inside living area of the bottom units a “dungeon atmosphere,” the high fence cuts off sunlight coming into your home and for some this is an undesirable living environment. BOD comment regarding this fact “turns on a lamp”.

    It was the single decision of the BOD to use unpainted Cedar Wood while the top unit’s patios are painted grey. Visualize this appearance: one patio is 7 feet high, cedar wood and no paint, next one is 6 feet high with grey paint, the top patios are different wood and are painted.

    Not to mention a BOD hired an unskilled Property Porter to initiate the project. Again no review in any prior BOD meetings, he was hired to constructed at least 10 new patio fences, some are falling apart, not painted, leaning and pickets too wide apart. Sarah Eldridge never inspected the work and paid for subpar work.

    Still after 6 months, Management’s response is the project is not finished; however, no one is willing to provide information or completion date, it is a wait and see! Anyone would agree after 6 months you should know the end results, an estimated completion date, and decided if you will paint the cedar wood pickets to keep the uniformity of the property’s appearance.
    Sarah Eldridge, has continued the cover up the waste of Association money by allowing subpar contract work and performing duties outside of Association ‘s Governing Documents.

    Owners are never notified or informed of major decisions for their property and not given a choice, just pay your monthly maintenance fee of $300.00, don’t ask any questions and the non-qualified Board of Directors will continue engaging in whatever contract agreements they so desire. Currently, some owners and residents no longer feel proud coming home and in some cases embarrassed to invite company to where they live!
    Association By-laws states: The responsibility of a Management Company. Inspect contractual services for satisfactory performance. Compile, assemble and analyze data, prepare specifications, and call for bids for major improvement projects. Administer the Condominium Project in a way as to promote a pleasant and harmonious relationship within the complex for ALL Owners, Residents and Tenants. In this case Sarah Eldridge has failed. The Community is paying the price of coming home every day to a mixed-matched, undesirable, uncompleted construction project.
    Currently these complaints are gone unresolved by JDH Management and Association Attorney.
